were sent out for 1st Qtr January 11
- Overdue
households, draft letter approved to send to significantly outstanding
dues (7)
- After
February 11 due date for first quarter, Heather Patton will send letter
for delinquent households from past 2 cycles.
- Update
on 2004 taxes was tabled.
- Architectural
and Environmental Review Committee
- Discussion
on unapproved changes to housing exteriors, particularly siding color
changes. Homeowners are going to
be reminded they must seek approval for exterior changes and to provide a
sample to ensure it conforms to pre-approved colors prior to any changes.
- Discussion
on house that burned down. A
letter will be sent to homeowner ensuring that building plans receive
AERC approval prior to work being performed.

- Old
Business
- Status
of Covenants – The new covenants are awaiting resubmission by the lawyer
to the MNCPPC. The projected date
for approval is February 15.
- Transfer
of Pond’s structural maintenance – recently $10,500 was spent to bring
the pond up to county code. To
avoid future expenses on structural maintenance, inquiries were made to
transfer this expense to the County.
The County is willing to take responsibility for structural
maintenance; however, ownership will remain with the homeowner’s
association. The association will
remain responsible for non-structural maintenance such as brush and
debris removal. The cost to
transfer structural maintenance is $3,500 and will take 3 – 6
months. These costs are required
by our lawyer to prepare the paperwork.
- Website
– work is being done to get the website up to date. Promotion of the website will be done
in the billings and newsletter.
- Newsletter
– Michele Heffner will develop a newsletter to go out with the next
billing. The due date for
articles is March 15. The
newsletter will contain officers names, website address, information on
the common areas, county telephone numbers, and other useful information.
