September Minutes -  motion brought to the floor to approve by Heffner; Skinker seconded the motion.  Motion carried by full board.

 

Treasurer’s Report  [D. Terry]

v      Uncollected accounts

o       Worst offender – lot 20E – process to next step after friendly letter – wait 10 days to expire.

o       Seven past due homeowners

o       14 homeowners are prepaid

o       Lots 17e  & 25e – delinquent 1st Qtr

o       Lot  9e – owes $330

 

v      T Rowe Price –

o       No change has been made since opening account

o       Signatories – Terry; Heffner; Patton

o       Motion placed to floor by Heffner – close brokerage account; move funds to a ladder jumbo CD, Motion carried to open up T Rowe Price Savings Bank with ladder jumbo CD.

o       Heffner secured a Fidelity insurance policy with State Farm – policy coverage $61,000.

o       [AI] Stehlin is to load fiscal 2009 budget into Quickbooks.

 

v      Upcoming Events

o       Annual Homeowner’s meeting

o       Schedule for November 10th @ 7:30pm

q       Secretary – highlights of 2009; provide summary of board meetings and copies of minutes

q       Treasurer – present financial information for 2009 and budget for 2010.

q       AERC  -  present status of requests for 2009

o       [AI] Patton handed Stehlin AERC requests that have been approved, ask that the requests be made part of pertinent records.

o       Cited 15 – 20 violations; letters are to be sent

o       [AI] Heffner to call county to remove limb on Centerway.

o       Lot 2e – recommend placing lien on property after Q4 assessment.  Discussion then ensured about cost of lien - $235 for letter stating ‘intent to file’ lien; $600 for filing lien if no resolution.  After next lien placed with no resolution, foreclosure action to be taken and finally a suite.

o       [AI]  Board to follow up with Montgomery County DHHS – regarding multiple unrelated adults at a residence

o       Creek bed overflowing and eroding back yard of Lot 5e; homeowner’s fence was damaged when tree fell on house.  Patton meeting with Greenlink to evaluate situation – Friday, 10/16.   Heffner suggests resolving situation in 2010.  Patton to report back.

 

v      Nominating Committee

o       Heffner agreed to serve as president again

o       Patton agreed to serve as vice president.
