Hearing on Lot # 2E Violations

Homeowner agreed to: remove trashcans from front yard and discard building materials.

                                     remove playhouse and paint shed to match house color.

                                     Note – HO removed dead trees on property

                                     find rental space for commercial trailer in 6 months (March 11, 2008) or create 2-car garage for trailer and truck pending AERC and County approval.

                                     replace muffler on commercial truck to address noise issue

                                     re-do driveway/walkway through AERC application.

                         Replace fence rails

HO and the Board agreed to a 3-month follow-up regarding the commercial truck and trailer and 30 days to complete remaining violations. All AERC applications were to be approved prior to county permitting

Requested permission to survey neighbors regarding privacy fence along Centerway. Board approved surveying neighbors about fence issue.

 

Secretary’s Report

Meeting minutes from May 8th reviewed, revised, and approved.

 

Record of Approvals by the Board since May 8th Meeting

1. Approved repaving/restriping parking spaces on Kinglet. Cost of $7000.  Vote 5-0 in favor

2. Approved covenant amendment for blue color change for 18916 Blue Heron. Vote 5-0 in favor.

3. Approved cleanup expenses for fire damage (file a claim with State Farm). Vote in favor 5-0.

4. Approved to have Chris Hitchens provide legal counsel for HOA in Yoder public hearing. Vote 4-1 in favor.

5. Approved address change for Thomas Schild Law group. Vote 5-0 in favor.

6. Approved use of seasonal structures (i.e. patio shades, deck structures) provided structures are removed at the end of the season (October) and erected no sooner than April. Vote 4-1 in favor.

Treasurer’s Report

Review of 2007 Budget spending: $5000 overage due to extra paving costs. The largest expenditures were landscaping, trash removal and paving as well as legal fees. Budget attached.

It would cost $3000-3500 per month for a property management company to handle HOA functions. This was not deemed as necessary at this time. 30 day consideration was given before discussion of increasing monthly dues.  Agreement to try and increase reserve fund.

6 delinquent homeowners.

Friendly letters to deliquent HOs has dramatically reduced overall past due amounts.

Chris Hitchens to reclassify common areas of MWHOA to be exempt from water assessment

 

Trash Bids – New service, Ecology Waste Management, working well so far.

Comcast to come and remove cable along Marsh Hawk Lane.

Fire Cleanup – Forsythia planted in areas of damage; 6 stumps removed.. HOA to pay $380. No payment requested from State Farm.

 

Nominating Committee

Committee needed to nominate at least 7 board members.

 

Covenant Enforcement

Friendly notices for violations has resulted in violations being corrected; reviewed color-coded maps of violations.

 

Community News

Traffic calming – new signs have been placed primarily near curves on Centerway as well as speed limit signs. The County’s study on installing a pedestrian refuge island found that it would not be feasible to install refuge islands on Centerway Road (see attached letter).
