Secretary’s Report

Motion to approve the May 21, 2005 minutes, minutes approved.

 

Treasurer’s Report

Distributed the revenue statement

 

Overdue Dues assessment:

4 are past due 2 quarters

2 are past due 1 quarter

2 are past due severely

 

Accountant is currently doing the annual review of the books.

 

Next week bills will go out dated July 1 with a due date of August 1.

 

Motion to approve the Treasurer’s report, report approved.

 

Update on trash removal contract:  The BFI contract does not include a provision for Tuesday pick-up after a Monday holiday.  BFI renewed the contract for $4.50 per house per month.  We now pay a $20 per month flat fee fuel charge. 

 

President’s Report

 

Covenants were finally returned from the lawyer after being entered into land records.    The following individuals will be responsible for distribution on the respective streets:

Blue Heron and Ivory Gull – Michele Heffner

Marsh Hawk and WaxWing – Deb Yoder

Swallow Court and Kinglet place – Thelena Williams

Mourning Dove – John Clay

We need to keep track of who receives it, put inside the front door

 

Deliver in September when people are in town, put a letter of notice in the 3rd qtr bill

The Covenants will be available free on website or for and additional copies are $30.  The Bylaws need to be posted on the Web as well.

 

AERC Committee Report

 

Provided approved Homeowners plans for architectural changes since the last meeting.

 

4 houses for sale, 3 of them already have contracts.

 

Update on the Homeowner Association’s signs that need painting. Green Link provided an estimate of $750 for each sign; Certa Pro offered $900 for both signs motion to accept this bid and hire the painter.

 

The homeowner at Lot 51E spoke about notice regarding the non-compliance of her house siding color.  This homeowner expressed unhappiness of feeling like she is being unfairly singled out.  She wanted to know the reason for escalating this issue and why she is being singled out.  She sees this as a possible dividing issue with the association.  She is asking the board not to go forward on this.  In response, the Board told the homeowner that inspections of other properties have occurred and other violations cited and enforcement is underway.  The board is enforcing the covenants and that she is not being singled out.  She was first cited for being non-compliant while she was a Board member when all Board members had their houses inspected.  The AERC committee cited violations on other Board members as well.  There have been efforts to come to a mutually agreeable solution.
