MWHOA Meeting Minutes

May 9, 2006

 

 

Attendees:

John Clay, Michele Heffner, John Patton, Heather Patton and Thelena Williams.

Heather Patton called the meeting to order at 7:20pm.

 

Old Business:

 

Secretary

Marybeth Daucher was absent.  Minutes from March 14 were reviewed.  Several corrections were noted.  Heather would provide the secretary with a copy of the revisions.  Motion was made to accept the minutes with noted revisions.

 

Treasurer:

March – May 2006 statement was handed out.  Noted expenses included the purchase of a computer and legal fees paid to date.  2 homeowners were

severely late and 7 homeowners for both 1st and 2nd quarters.  It was noted that

1 homeowner sends partial payments.  Heather questioned how the lawyers charged on their last bill.  Thelena would provide a copy of the breakdown.  Heather also requested names of those homeowners delinquent in payments Motion was made to accept the report.

 

Committee Reports:

 

AERC

The AERC chairman noted applications had been received and approved for repair work to commence at 19137 Kinglet Place, Lot 4F for fence repair and 8800 Swallow Court, Lot 39F for siding and roof repair.  A townhouse on Kinglet had their roof repaired without submitting a request, the homeowners matched

the color of old one, which is acceptable.

 

Pond Transfer

Heather stated the lawyers were moving along and close to finish with the transfer.  They were almost ready for signature.

 

Land Records

Work was slow on the covenant for Land Records

Covenant Enforcement

Heather stated that one homeowner was now in compliance with the covenants

after the lawyers intervened by sending a letter.  It was noted that a tarp had been raised at a property on Mourning Dove Ct and several other homes within the association were severely in violation of the covenants.  One owner stated they would submit an AERC application to correct violations.  The more difficult cases would be turned over to the lawyers.

 

Procedures on handling violations: The homeowner would receive a certified letter from the board indicating the violation(s) and to appear for a hearing within 15 days of receipt of the letter.  If no response is made by the homeowner then the case would be turned over to the lawyers.

 

Motion was made an accepted to pass along legal fees for covenant enforcement incurred to date in the amount of $300.00, which is to be added to the homeowner’s next billing statement.
