MWHOA Meeting Minutes

Action:  The Board voted unanimously to elect Chris Rhawn as a new Board member

 

Secretary’s Report

The meeting meetings from April 23, 2007 (Board v. Yoder) were revised and approved. Meeting minutes from the March meeting were revised and approved.

 

Treasurer’s Report

Budget numbers are normal for this quarter. There has been a high response rate of bill payments due to letters sent to Homeowners. The Board recommended that a payment plan be implemented for delinquent HOs after a second letter and before involving the MWHOA lawyer. The Board agreed to work more aggressively at contacting delinquent homeowners to make payments.

Because of changes in the billing cycle, the Board agreed to a one-time grace period of 15 days for late payments for May, 2007 if necessary. Regarding the Holleran case and overdue payments, it was agreed that because of a lack of communication and a concerted effort of the HO to make payment, the fee of $210 would be waived. John will notify Mr. Holleran of this action.

 

Trash Bids – Allied Waste needs 2 month notification to terminate contract. Will keep contract through November 1, 2007. Michele will follow up on new contract with Ecology, Inc. and terminating Allied Waste contract.

 

AERC Report

AERC Applications:

Lot # 48E

Descriptions: Change siding (Cream), shutters (Ivy Green), trim color (Colonial White).

 

Pond transfer- 1-2 year wait

Pavement repairs – Town/Country gave quote of $14,000 for repaving with 2 ½ inches of asphalt, tapering, restriping. The Board agreed to do resealing/restriping in 2007 at cost of $2400. Considered repairing ½ of the spaces in 2007 and ½ of the spaces in 2008. Need to verify that the quote for $14,000 will not change over the course of the work.

Chris offered to call the County about road repairs on Kinglet.

Spring planting – on hold until the Fall. Spent $550 on spring work.

Marybeth to request new landscaping bids for 2008.

Covenant Enforcement

It was recommended that the AERC deal with covenant enforcement at the same time it processes AERC requests from Homeowners and a letter from the President be included in the bill to homeowners with covenant violations.

 

Community News

Traffic calming – new signs have been placed primarily near curves on Centerway as well as speed limit signs. The County is conducting a study regarding the turn lane improperly being used as a passing lane.
